The zoning layer constitutes the official zoning map for The Town of Leesburg as per Virginia State Code, 1950, revised, Section 15.2-2285 and is a component of the official zoning ordinance.
- Purpose:

The purpose is to facilitate the administration of the Zoning Ordinance. The data are used extensively for taxation, subdivision review, permitting, enforcement and planning.

Boundaries generally follow parcel lines, although there are several exceptions. The zoning data does not include zoning overlay districts, such as the Creek Valley Buffer Overlay, H-1 & H-2 Historic District Overlay, Airport Overlay District and the Noise Abatement Corridor Overlay District. Although the layer represents the official zoning map, a determination should be requested from the Zoning Administrator to verify zoning for a particular property. Data are stored in the corporate ArcSDE Geodatabase as a polygon feature class. The coordinate system is Virginia State Plane (North), Zone 4501, datum NAD83 HARN (vertical datum, if applicable, NAVD88), US Survey foot units.

B-1 Community (Downtown) Business District: Established to implement the "Historic Commercial District" land use policies of the Town Plan by accommodating small to medium size, pedestrian-oriented retail uses that attract shoppers and tourists from throughout the region.
B-2 Established Corridor Commercial District: Established to accommodate previously approved corridor commercial development and to permit reasonable development of lands within existing B-2 zoning Districts.
B-3 Community Retail/Commercial District: Intended to accommodate moderate-size, retail and service-oriented land uses that serve Leesburg area residents.
B-4 Mixed-Use Business District: Intended to accommodate a broad range of uses, including office, low-intensity manufacturing, low-intensity warehousing and residential uses and retail sales that serve a regional trade area. Loudoun County distributes spatial data in ArcGIS database or shapefile & DXF format for the cost of reproduction. Countywide spatial datasets may be purchased for $$22 per DVD for up to 4.5 GB of data. There is a $100 surcharge to purchase countywide topography, and a $3 charge if the item is to be mailed. If the customer wants the data in DXF format and/or would like OMAGI to custom select specific geographic areas of the County, there is an additional $7 per 15 minute increment labor charge. Select aerial imagery is also available.
