This metadata summary applies exclusively to the data as it appears in this Loudoun County intranet/internet mapping application.

Abstract:

Subdivisions are larger, whole tracts of land that are legally separated or broken down into smaller parcels through a recorded instrument at the County Court House. The subdivision layer is derived from the subdivision title as shown on recorded plats.

Purpose:

The subdivision layer was created to allow subdivisions to be queried and categorized both for the general public and for various departments within Loudoun County government. It serves as tool to monitor the Loudoun County Subdivision Ordinance. The ordinance states a subdivision as being a "division of any parcel into two or more parcels, each separately transferable from the other, and shall include condominium development."

Supplemental Information:

The subdivision name is derived from name listed on any recorded plat. There are instances when a deed reference will have a different name than that listed on a plat, though the plat name is listed for this data layer. It should be noted that parent, or residual parcels are given the same subdivision name as any newly created lots, although the Loudoun County Department of Financial Services does not recognize these lots as being a part of a subdivision since they retain the existing tax number and MCPI identifier. Phase, section and block designations are not listed as part of the subdivision naming convention; rather they are listed independently. Due to the fact that deed references may not be worded in the same fashion as the verbiage on the plat, discrepancies between the recorded plat and the deeded legal description may exist.

Data are stored in the corporate ArcSDE Geodatabase as a feature class. The coordinate system is Virginia State Plane (North), Zone 4501, datum NAD83 HARN.
