Abstract:

River and Stream Corridor Resources is a part of the Natural and Environmental Resources chapter of the new Loudoun County Zoning Ordinance adopted on Dec 13, 2023. The River and Stream Corridor Resources is composed of the following areas; Floodplain Overlay District and Adjacent Steep Slopes (Resource Area Width), 50' Riparian Protection Buffer Width, and Variable Riparian Preservation Buffer Width (remaining area to meet either the 100' or 300' minimum stream buffer. The 300' minimum stream buffer applies to the County's Scenic Rivers (Goose Creek & Catoctin Stream), Potomac River, Bull Run and Broad Run. The 100' minimum stream buffer applies to all other rivers and streams located within the Floodplain Overlay District.

Purpose:

The RSCR is established and regulated in order to protect natual ecosystems, maintain a healthy river and stream corridor ecoystem, promote river and stream health, protect and improve stream quality and watershed health, protect and enhance impaired streams and their tributaries while providing opportunities for passive recreation, and conserve and protect wildlife habitats, along with other related goals.

Data are stored in the corporate ArcSDE Geodatabase as a polygon feature class. The coordinate system is Virginia State Plane (North), Zone 4501, datum NAD83 HARN.

The River and Stream Corridor Resources (RSCR) layers were derived from the County’s Base Map topographic, floodplain, streams, and drains data. The data referenced may not reflect site-specific information or actual site conditions. The RSCR layers were generated using the best available base data for Loudoun County and should only be used as a reference.

Floodplain Overlay District	 =    Official Loudoun County Floodplain Overlay District
Adjacent Steep Slopes        =    Entire or Portion of Very Steep slopes located within 50' of Floodplain Overlay District
Riparian Protection Buffer   =    50' buffer around the Floodplain Overlay District & Adjacent Steep SLopes (If the steep slope is immediately next to the Floodplain Overlay District, the buffer is only on the outside of the Steep slope)
Variable Riparian Preservation Buffer   =  The remaining area within the Corridor to meet either the 100' or 300' minimum stream buffer
