Abstract:

This layer identifies the Route 28 Elected In Overlay Districts in Eastern Loudoun County. The districts provide additional development options for the properties mapped as specified in Article 4 Division D of the Revised 1993 Zoning Ordinance.

Purpose:

This layer is used to depict the properties along the Route 28 Corridor that are mapped for the Rt. 28 Elected In Overlay Districts. The Rt. 28 Optional Overlay Districts are intended to provide planned development and incentive zoning as tools to coordinate new development with the Route 28 Corridor Plan’s goals and objectives.

Data are stored in the corporate ArcSDE Geodatabase as a polygon feature class. The coordinate system is Virginia State Plane (North), Zone 4501, datum NAD83 HARN, US Survey foot units.

Route 28 Zoning Ordinance regulations, Zoning Ordinance Amendment ZOAM-2013-0005, was approved by the Board of Supervisors at their December 4, 2013 Business Meeting. The Planning Commission voted to forward ZMAP-2014-0001 Mapping of the Route 28 Optional Overlay Districts to the Board of Supervisors with a recommendation for approval during an April 14, 2014 meeting after work was completed by County Staff to develop District boundaries.

Loudoun County distributes spatial data in ArcGIS database or shapefile & DXF format for the cost of reproduction. Countywide spatial datasets may be purchased for $22 per DVD for up to 4.5 GB of data. There is a $100 surcharge to purchase countywide topography, and a $3 charge if the item is to be mailed. If the customer wants the data in DXF format and/or would like OMAGI to custom select specific geographic areas of the County, there is an additional $7 per 15 minute increment labor charge. Select aerial imagery is also available.
